Marketing Your Property
 
Despite the fact that the essential core of any successful plan today needs to be based on the internet, some parts of it still require the traditional methods, so my plan contains elements of both as outlined below. Even though I now subscribe to Macdonald Realty’s Macgreen “earth- friendly” real estate that is entirely paperless, some times paper is required for certain functions.
  1. Traditional Marketing:
    • Submit listing to the MLS system
    • Place for sale sign where appropriate (most condos do not allow for sale signs)
    • Schedule an Agents Open House
    • Create paper-based brochures for both the public & agents to be handed out in such open houses
    • Schedule Public Open Houses if deemed necessary; very few listings are sold from public open houses!
    • Include your listing in my space in the Real Estate Book
  1. Virtual Marketing:
    • advertise your property on my fully optimized websites as a “Featured Listing”; (go to Google and type in 593 Beach Crescent to see an example)
    • subscribe to Google Adwords to attract more internet buyers
    • Feature your home in my monthly newsletter (click here)
    • Advertise your home in my BLOG(S) (click one here)
    • Have your home professionally photographed (see example here)
    • Advertise your home with custom videos (see example here)
    • Create online e-letters, e-brochures, e-flyers of your home and distribute these via the internet to realtors, existing clients and prospects (see example e-brochure here)
    • Advertise online in one of the dozen or so websites around the globe that specialize in real estate listings and where buyers visit when looking via the internet (click here for example)
    • Professionally designed and measured floorplans
    • Advertise your home in one or more of the Luxury Portfolio sites that we belong to (see Unique Global Estates here)
    • Advertise your property in my personal profiles that I have in sites like Linked-In, Facebook, Hotfrog, etc. (see example)

The following is a brief overview of additional duties that I commit, as your Listing Realtor, to execute efficiently to achieve a sale for the highest dollar, in the shortest period of time, and with the most peace of mind:

    • Keep you informed online with a weekly activity report
    • Create a comprehensive Market Analysis of your property
    • Discuss with you the Law of Agency, Privacy Act and FINTRAC requirements
    • Discuss Open House requirements, procedures and showings
    • Discuss Staging your home and your commitments
    • Thoroughly discuss the Offer itself, the process, and the various scenarios that may occur and how we deal with them in advance before the negotiations begin
    • Explain the conveyance process and how our team of 30 people make this process seamless for you
    • Go over after the sale service commitments we make to you
