Vancouver Westside homes continued their upward growth over the first quarter of 2022. In March, these Vancouver West homes sold at a 21% sales ratio, up from 19% in February and 13% in January. Days on market also saw a decline this month with an average of 10 days, compared to 11 in the previous month. Sales to list price ratio climbed to 101% for Westside homes this month from 98% in February.
Very Little Inventory for Homes below $2.5M in Vancouver West
Out of 575 total Vancouver West house listings this month, Westside homes below $2.5M only saw 17 new listings. As the Vancouver housing market continues its highly competitive streak, these lower-priced housing options only accounted for 3% of total new listings this month.
Large Influx of Mid- to Luxury-Range Homes
Vancouver Westside had a large influx of homes in the mid- to luxury-range price points. Vancouver Westside homes above $3.5M accounted for 80% of all new listings in the area (456/575 new listings). Here are the price bands that brought in the most new listings this month:

The highest selling price band of these were $3M – $3.5M homes in Vancouver Westside. These homes accounted for 45 new listings and 30 sales, producing a 67% sales ratio.
Most Popular Westside Neighbourhoods for Home Buyers this Month
Arbutus and Dunbar homes brought in a lot of inventory and sales this month with 87 new listings and 32 sales, producing a 37% sales ratio. Mackenzie Heights, Kerrisdale and Southlands also brought in high numbers of 72 new listings and 24 sales, garnering a 33% sales ratio.
Least Popular Neighbourhoods this Month (Below 10% Sales Ratio)
Of all Vancouver Westside neighbourhoods, here are where homes sold a bit slower this month:
- Cambie and Shaughnessy homes had a 9% sales ratio (118 new listings, 11 sales)
- University homes had a 5% sales ratio this month (19 new listings, 1 sale).
